Every price page you will find on this subject is written by an AC service company. They quote the box and the labour, which is the easy part. The expensive part is when the ductwork decision arrives three weeks after the plasterboard ceiling went up, and someone has to cut it open again. We are a fit-out contractor, not an AC company, and that changes what actually matters here: where the equipment sits in the drawings, and which approvals can run alongside demolition instead of after it.

Which system the property will actually take

The choice is usually made for you by the building, not by preference. Confirm what you have before anyone prices anything.

Ducted, or central DX

A concealed ducted fan coil sits above the ceiling, feeds several rooms through insulated ductwork, and is paired with an outdoor condensing unit on the roof or in a plant area. This is the standard on villas across The Meadows, Arabian Ranches, Jumeirah and most of Dubai Hills, and on larger apartments where the developer built in a plenum. It gives you clean ceilings, quiet rooms and zone control. It also gives you a system that is buried, so every mistake in it is a demolition job later.

Wall splits

An individual indoor unit per room, copper refrigerant lines to a condenser outside. Cheapest to buy, quickest to swap, and the only sensible answer in older low-rise blocks in Al Barsha, Deira, Bur Dubai and much of Jumeirah where no plenum exists. The trade-offs are visible boxes on the wall, a condenser location that many communities and building managers restrict, and one drain line per unit that has to reach somewhere legal.

District cooling

Downtown, Business Bay and a large share of the newer towers run on Empower. Dubai Investment Park, Motor City and Dubai Production City are largely Emicool territory. Check the provider on the actual account rather than the community's reputation, because coverage is by development, not by area. You own no compressor. What you own is a set of fan coil units fed by chilled water from a plant, plus a bill with a capacity element on it.

That last point changes the economics completely. Empower publishes a capacity charge in the region of AED 750 per refrigeration ton per year, billed monthly whether the flat is occupied or not, with consumption charged separately at roughly AED 0.57 per ton-hour. Verify the current tariff on the provider's own page before you build a budget around it, because the rates move. A five-ton flat therefore carries something near AED 310 a month before anyone switches anything on. Over ten years the capacity charge alone runs past AED 37,000, which is more than a comparable owned system plus its servicing. You rarely get the choice, but it is worth knowing what the trade actually is.

What AC replacement costs in 2026, and what is hidden inside it

These are planning bands from what we see quoted in Dubai, not a DOMECO rate card. We price a specific property after a site visit and a heat-load calculation.

Wall splits. A mainstream 1.5 to 2 TR unit supplied and installed on an existing position, with a short copper run and the same drain, lands around AED 3,500 to 6,000. Inside a renovation the picture is different, because the position usually moves. New core drilling, longer copper, re-routed condensate, a concealed line chase and a premium inverter unit push quotes to AED 8,000 to 19,000 per position. If someone quotes you AED 4,000 per room for a job where every unit relocates, they have not priced the routing.

Ducted on a villa. Cooling load on a four-bed villa typically works out at 12 to 16 tons. Equipment sits around AED 2,500 to 5,000 per ton, so AED 35,000 to 60,000 for the machines, then AED 20,000 to 35,000 for ductwork, grilles, controls, insulation and labour. Call it AED 60,000 to 90,000 for a complete replacement, and more on larger plots. Ductwork is close to half the bill, which is exactly why the timing of the decision matters so much.

Per-zone replacement on older stock. Where a villa is twenty years old and the ducts have to go too, individual zones reach AED 20,000 to 80,000 each. A four-zone villa in that condition carries an AC risk bigger than most owners' entire contingency, which is why we treat it as its own line item rather than folding it into MEP. District cooling. No equipment capital, but budget an account deposit commonly quoted around AED 2,000 to 3,000 for an apartment, plus meter charges and the capacity element above. Monthly bills across a year land between roughly AED 400 and AED 1,400 for a typical flat, with the summer months at the top of that.

Three costs get left out of nearly every quotation we review. The DEWA side: approval for an electrical modification runs AED 500 to 5,000, and if the new load pushes past the property's contracted capacity, you are also paying for cable, a new distribution board and possible supply-side work. The community side: NOC fees of AED 500 to 3,000 on an apartment and AED 2,000 to 5,000 on a villa community, inside a total approvals envelope of AED 8,000 to 30,000 across a full renovation. And the unknown: on any building past fifteen years, hold 15 per cent against what strip-out reveals about the ducts.

Approvals, and which of them run in parallel

Nothing here is exotic, but the sequence is unforgiving. The applications that need drawings cannot start until the drawings exist, so the design freeze is the real gate.

DEWA wants a load calculation prepared by a registered consultant or contractor showing the new demand against your contracted capacity, along with the title deed or Ejari, passport copies and single-line diagrams. Allow 5 to 20 working days. A villa sitting on 100 A that adds two units drawing 15 A has to move up a tier before anything gets energised, and that application is the one people discover too late.

The developer or community NOC is separate and usually faster. Emaar generally turns around in 5 to 10 working days, Nakheel in 7 to 15, Meraas in 10 to 15. Palm Jumeirah does not go to Dubai Municipality at all, it goes to Trakhees, and the drawing standard there is stricter. Dubai Municipality enters the picture when you change the layout, alter the structure, add an external condenser platform or modify a facade. A like-for-like swap inside the existing envelope usually does not trigger it. Moving the outdoor units to a new position on a villa elevation usually does.

The practical point: DEWA, the community NOC and the municipality submission can all be in flight at the same time as demolition and first-fix carpentry, provided the mechanical design is frozen. Teams that run them sequentially add four to six weeks to a programme for no reason.

Where AC belongs in the renovation programme

This is where being the main contractor rather than the AC supplier changes the answer.

At design stage, week one: heat-load calculation before anyone draws a ceiling. The reflected ceiling plan is a negotiation between ducts, sprinklers, lighting, structure and speakers, and it only works if the mechanical layout is the first thing on it, not the last.

At design freeze, order the equipment. Ducted units and premium brands in specific tonnages carry lead times of three to eight weeks in Dubai, longer if a colour or a controller is non-standard. An owner who approves the design in March and orders in May has already lost the summer.

At first fix, before the ceiling closes: ductwork, refrigerant lines, condensate runs, insulation, hangers and the electrical containment for the outdoor units. Everything ducted happens here or it does not happen economically at all. Once the plasterboard is on and skimmed, opening it up again to correct a duct route costs us roughly a third to a half more than doing it in sequence, and that is before repainting the room.

At second fix, after finishes: grilles, diffusers, thermostats, indoor split units, commissioning. Wall splits go in near the end, which is why they are the forgiving option on a fast refurbishment.

Before handover, commissioning with airflow readings per room, condensate tested under load, and the balancing report handed over on paper. If the job finishes in January, insist on a summer recheck clause. A system balanced at 24 degrees outside behaves differently in August.

Two calendar constraints apply in Dubai. The midday break runs 15 June to 15 September, 12:30 to 15:00, so summer productivity on rooftop and plant work drops. And on occupied towers, most building managements restrict noisy works and lift bookings for material movement, which affects when ductwork can physically arrive on your floor.

What the designer has to leave room for

Most of the coordination failures we get called into are not AC failures. They are drawing failures.

Plenum depth is the first fight. A concealed ducted fan coil needs its own body height plus duct drops, hangers and a fall on the condensate. On a typical Dubai apartment with a slab-to-slab of 2.9 to 3.2 metres, we plan a bulkhead of 350 to 500 millimetres in the AC and duct-drop zones and keep the rest of the ceiling high. Designers who apply a flat drop across the whole flat throw away 200 millimetres of head height in every room for the sake of one machine.

Refrigerant line lengths matter more than most drawings admit. Residential split and ducted equipment carries a maximum equivalent line length, commonly in the region of 15 to 30 metres, along with a maximum height difference between indoor and outdoor units. Read the manufacturer's figure before you decide where the condenser sits. Exceeding it does not stop the system working on day one, it just makes it underperform and fail early.

Condensate needs a gravity fall of at least one in a hundred to a legal discharge point. Where the fall is impossible, the answer is a condensate pump, which in turn means a power supply and an access panel. Two of the three worst ceiling failures we have opened in Dubai apartments were condensate lines laid flat by someone who assumed the pump would compensate.

Every fan coil, valve, filter and pump needs a reachable access panel. Designs that bury them behind unbroken plasterboard get cut open by a maintenance team within the first year, and the cut will not be where you would have put it.

Electrical load is the one designers forget until the DEWA application bounces. Modern inverter equipment draws roughly 1 to 1.3 kW of input power per ton, so a 14-ton villa system is a 14 to 18 kW load on its own. Add an induction hob, a pool pump and EV charging, and the distribution board the villa was built with in 2006 is no longer the board you need.

Brands, inverters and what maintenance costs after year one

O General and Daikin are the two names we see most on Dubai residential work, and both have real service networks here, which matters more than the spec sheet on a machine that has to run five months a year. Carrier and Trane appear on larger villas and light commercial jobs. Any of them will do the work if the sizing and the ductwork are right, and none of them will save a badly designed system.

Inverter against fixed speed is the more useful question. Fixed-speed compressors run at full output then stop, which in Dubai means cycling all summer and pulling humidity control apart in the shoulder months. Inverters modulate, hold temperature more steadily, and draw less when the load is partial. Published efficiency claims vary widely by model and test condition, so we do not quote a savings percentage. What we will say is that on a property you intend to keep, inverter equipment is the default, and on a unit you plan to sell in two years the payback argument is weaker than the sales brochures suggest.

Whatever goes in, budget an annual maintenance contract of roughly AED 800 to 2,000 a year for a residential system, more for a villa with several outdoor units. Filters in Dubai clog with fine dust faster than the manuals assume. Our workmanship warranty runs a year from handover, while equipment warranties come from the manufacturer and are typically longer on the compressor than on the rest of the machine. Keep both sets of paperwork together, because at month fourteen the question of whose problem it is gets asked quickly.

What it does to the DEWA bill

Cooling is the biggest single driver of a Dubai summer electricity bill. Air conditioning is widely reported at 60 to 70 per cent of residential consumption over the summer months, and DEWA's own guidance points at 24 degrees as the setpoint that keeps consumption reasonable.

The honest position on payback: replacing a fifteen-year-old fixed-speed system with correctly sized inverter equipment will cut the cooling portion of your bill noticeably, and anyone quoting you an exact percentage is guessing. The variables are insulation, glazing, orientation, occupancy and how the family actually uses the thermostat. What we can say from the jobs we have measured is that oversizing hurts more than brand choice. A system two tons too large short-cycles, never dehumidifies properly, and costs more to run than a right-sized one from a cheaper manufacturer.

If the property is a rental unit, the calculation changes again. A tenant pays the electricity, so premium efficiency equipment rarely earns its price back for the landlord. Sound, correctly sized mid-tier equipment with a maintenance contract is the better commercial decision there.

Mistakes we clean up after

Equipment bought before the load calculation. Someone gets a good price on units in a specific tonnage and the design is then reverse-engineered around them. This is the single most common cause of oversized systems in Dubai homes.

Sizing by rule of thumb. Villa designs here tend to land near one ton per 25 to 35 square metres, but that is a sanity check on somebody else's calculation, not a substitute for doing one. Glazing area and orientation move the answer far more than floor area does.

Grilles positioned last. The lighting layout gets finalised, then the AC subcontractor arrives and puts diffusers wherever the ducts happen to end. The ceiling ends up looking like a switchboard. Grilles and lights belong on the same drawing, approved together.

NOC applied for after strip-out. Work stops. The crew stands idle. On our contracts the schedule is fixed by agreement and we pay a percentage for each day of delay we cause, which is a strong incentive to get the applications in before the first wall comes down.

Fresh air ignored. Tighter modern construction plus a fully sealed renovation means the makeup air path has to be designed, not assumed.

No commissioning record. No airflow readings, no balancing report, no signed handover on the mechanical scope. Twelve months later, with a warranty claim in hand, nobody can prove what the system was delivering on day one.

Splits are cheaper to buy and install, with mainstream units around AED 3,500 to 6,000 per position on an existing route, against AED 60,000 to 90,000 for a full ducted villa system. Ducted wins on room comfort, noise and appearance, and on properties built for it there is no realistic alternative. On a small flat where the boxes are already on the wall, splits are usually the right money.

How long does AC replacement take inside a renovation?

The mechanical crew is on a four-zone villa for roughly one to two weeks of working time, split between first fix and second fix rather than one continuous block. The longer clock is equipment lead time at three to eight weeks and DEWA approval at 5 to 20 working days. Inside a full renovation this adds nothing to the programme if it is sequenced properly.

Do I need a DEWA NOC and a developer NOC just to replace the AC?

A like-for-like swap that does not change electrical load or the external envelope often needs only a building or community NOC. Anything that increases connected load, moves the outdoor units, or alters ductwork routes will need DEWA approval, and a facade or platform change brings in Dubai Municipality or Trakhees. Confirm the position with your community office before pricing, because the answer varies by developer.

Can AC be installed after the ceilings and finishes are done?
