It does mean you cannot benchmark this contractor from your desk, and I am not going to fill the gap with headcount or revenue figures from aggregator sites, because those are modelled from scraped signals rather than filed accounts.

The company also does not appear in the "top fit-out companies in Dubai" lists that dominate this search. That is worth less than it looks. Most of those lists are published by fit-out companies themselves, which makes them marketing rather than ranking.

The name overlap to clear up before you call

There is a Buildcorp in Australia: a family-owned commercial construction group with offices across the east coast, awards going back to 1990, and a Sydney-headquartered division called Buildcorp Interiors that specialises in live-environment fit-out and refurbishment. Search either name and both businesses surface on the same page.

They are separate companies with separate websites, and no public record I found links them. The Dubai firm describes itself as Australian, which is a statement about its people rather than evidence of corporate connection to the Sydney group. Two practical consequences. If you find an award or a reference project under "Buildcorp Interiors", check which country it belongs to before you count it. And when you get the trade licence copy, read the exact legal name on it, then pay only that entity.

What the firm does, and what each sector demands here

Hospitality, retail, commercial and high-end residential is a broad claim, because the approval route and site discipline change completely between them.

Retail inside a mall runs on the mall operator's fit-out manual and its approved contractor register, not on your preference. Night-only working hours, a fixed handover date and a fit-out deposit come with it. We delivered a fur boutique in Dubai Hills Mall under exactly that regime, and the register decided the shortlist before anyone priced anything.

Food and beverage carries the heaviest engineering per square foot in the emirate. Extraction, grease traps, gas approval and a Civil Defence scope a clothing shop never touches. Mechanical, electrical and plumbing typically takes 45 to 55 per cent of an F&B budget against 30 to 40 per cent in an office.

High-end residential in a freehold community starts with the developer NOC before any authority sees a drawing. Emaar usually clears one in 5 to 10 working days, Nakheel in 7 to 15, Meraas in 10 to 15. A Palm Jumeirah address goes to Trakhees rather than Dubai Municipality, which matters if your contractor has only ever submitted on the mainland.

The MEP and joinery claim is the one I would test on site. Ask whether the joinery is made in an owned workshop or bought in, and ask to walk it. Late joinery causes more missed handovers in Dubai than any other trade, because every step is somebody else's queue once it is subcontracted.

Pricing on request, and what to do about that

Build Corp Interiors publishes no prices and works to quotation. That is standard for design-and-build here, since the base condition of your unit moves the number more than the district does. It also means the first comparable figure you get is a quote written by someone who wants the job, so arrive with market bands already in your head.

Commercial fit-out in Dubai currently runs about AED 220 to 450 per square foot on a Category A landlord base, 280 to 600 for standard Category B, 600 to 900 for premium specification, and 900 to 1,500 or more for luxury turnkey. Contractors here quote in both square feet and square metres, and one square metre is 10.76 square feet, so check the unit before you compare two numbers. Our own residential benchmarks start at AED 1,500 per square metre for cosmetic work and AED 3,000 per square metre for a capital renovation, with turnkey including furniture, appliances and decor at AED 8,500 to 16,000 per square metre. A design package starts at AED 10,000 and takes three to six weeks. A 150 square metre apartment usually runs two to six months on site.

On payment, the Dubai pattern is an advance of 15 to 20 per cent, milestones released against verified progress, and 5 to 10 per cent retained through a twelve-month defects liability period. Anything above 30 per cent upfront hands over your leverage on day one, and retention is the only leverage you keep after the crew leaves.

Who this shape of firm suits, and who should look further

A three-year-old boutique contractor with founders still on site has a real advantage: the person who priced your job is the person who answers the phone in week nine. For one villa, one apartment, a boutique retail unit or a single restaurant, that attention beats being project number forty in a tier-one pipeline.

It stops being the right fit in three situations. A tower or mall with a closed approved-contractor list, where the building manager's roster beats your shortlist. A landlord or cost consultant demanding a performance bond and a paper trail of comparable completions, which a young firm with a thin public portfolio finds harder to produce. And any contract materially larger than anything the company has delivered before, where the risk is cash flow rather than craft. Ask what the largest project completed in the past two years was worth, and take the answer seriously.

There is also the case where hiring a turnkey contractor is the wrong move entirely. If your scope is a paint-and-flooring refresh with no MEP change and no Civil Defence submission, a single competent trade contractor with a decent drawing set will serve you better, and you avoid paying a coordination premium for coordination you do not need. That answer costs us work and it is still the right one.
