Tiling cost in Dubai 2026: per-sqm rates for floors, walls and outdoor areas

Tiling cost in Dubai 2026: per-sqm rates for floors, walls and outdoor areas

TL;DR: Tiling labour in Dubai runs AED 45-65/m² for standard ceramic and porcelain, 65-90/m² for large format, 75-90/m² for a bathroom floor and walls, and 120-200/m² for marble. Tile itself costs 25-400/m². With adhesive, grout, levelling and waterproofing, budget AED 100-500/m² all-in.

Labour, tile and the lines between them: Dubai rates for 2026

A quote that says "tiling: AED 7,500" tells you nothing you can check. Tiling splits into labour per square metre, tile per square metre, and a short list of consumables and preparation works that weak quotes bury inside the rate or leave out completely.

The card below is the market band across Dubai in 2026, before 5% VAT. All-in means labour plus tile plus adhesive and grout, on a substrate that is already sound and level.

  • Ceramic, standard format, straight lay: labour AED 45-65, tile AED 25-80, all-in AED 85-175 per m².
  • Porcelain 60×60 floor: labour 45-65, tile 40-65, all-in 100-160 per m².
  • Large format (80×80, 120×60, 60×120): labour 65-90, tile 100-180, all-in 180-300 per m².
  • Wall tile, standard format: labour 60-80, tile 25-80, all-in 100-190 per m².
  • Bathroom floor and walls as one package: labour 75-90, tile 40-120, all-in 190-330 per m² of tiled surface including waterproofing and epoxy grout.
  • Travertine: labour 120-200, slab 120-180, all-in 255-410 per m².
  • Granite: labour 120-200, slab 180-280, all-in 315-510 per m².
  • Marble: labour 120-200, slab 300-400, all-in 435-630 per m².
  • Mosaic by material: glass 80-120 tile with 80-100 labour, ceramic 100-150 with 80-120, marble 150-250 with 100-150.

Then come the lines that belong on their own row and never inside the headline rate: adhesive 5-15, cement grout 8-15 with epoxy adding another 8-15 on top, floor levelling 20-45, bathroom waterproofing 20-40 labour plus 25-50 for the membrane, removal of old tile 15-50 per m². Pattern work is charged against labour only: a diagonal lay adds 15-25%, herringbone adds 30-40%.

For a rough budget before anyone has walked the flat: basic ceramic straight lay lands around AED 100-150/m² turnkey, mid-range porcelain 150-250, large format and premium porcelain 250-500, marble and mosaic from 500.

Two quotes, line by line

Published per-metre bands are useless until you add them up on a real room. Here are the two cases we price most often, with the arithmetic visible.

Living room floor, 25 m², porcelain 60×60, existing tile removed

  • Remove old tile, 25 m² at 15-50: AED 375-1,250
  • Levelling screed, 25 m² at 20-45: AED 500-1,125
  • Labour, straight lay, 25 m² at 45-65: AED 1,125-1,625
  • Tile with 10% wastage, 27.5 m² at 40-65: AED 1,100-1,790
  • Adhesive, 25 m² at 5-15: AED 125-375
  • Grout, 25 m² at 8-15: AED 200-375
  • Subtotal: AED 3,425-6,540
  • 5% VAT: AED 171-327
  • Total: AED 3,600-6,870, which is 144-275 per m²

Change nothing except the pattern and the same room in herringbone costs AED 335-650 more, because only the labour line moves (1,125-1,625 becomes 1,460-2,275).

Bathroom, 8 m² floor, floor and walls tiled, waterproofed

Geometry first, because this is where most online bathroom quotes fall apart. An 8 m² bathroom measuring roughly 2.4 × 3.3 m has an 11.4 m perimeter; at 2.4 m ceiling height that is 27 m² of wall, less the door, the vanity backing and the screen reveals, so call it 22 m². Tiled surface: 30 m². Waterproofing covers the floor plus wet-zone walls to 1.8 m, about 18 m².

  • Strip old tile, 30 m² at 15-50: AED 450-1,500
  • Waterproofing, 18 m² at 20-40 labour plus 25-50 membrane: AED 810-1,620
  • Labour, floor and walls, 30 m² at 75-90: AED 2,250-2,700
  • Tile with 10% wastage, 33 m² at 40-65: AED 1,320-2,145
  • Adhesive, 30 m² at 5-15: AED 150-450
  • Epoxy grout, 30 m² at 16-30: AED 480-900
  • Subtotal: AED 5,460-9,315
  • 5% VAT: AED 273-466
  • Total: AED 5,730-9,780, which is 191-326 per m² of tiled surface

On top of that sits the building paperwork: an NOC for wet-area works and any plumbing change costs AED 500-3,000, and the community or tower holds a refundable deposit of AED 2,000-20,000 until the works pass inspection.

Keep this arithmetic next to any bathroom price you read online. Figures like AED 2,000-4,000 for a full bathroom cannot carry demolition, a membrane and epoxy grout at the same time. Either the scope is thinner than you think, or the difference arrives later as a variation order. We fix the quote in the contract instead and absorb the difference ourselves; how the scope and the schedule get locked down is set out in our services and process.

What actually moves the number

Tile size and weight. A 120×60 slab needs back-buttering and two tiliers to place it without a lipping edge, so labour climbs from 45-65 to 65-90 per m² and the day rate of the crew goes up with it. Anyone quoting large format at standard-format labour has not planned for the second pair of hands.

Substrate condition. On a screed that is out of level by more than a few millimetres over 2 m you pay 20-45 per m² to fix it before the first tile goes down. We check this with a straight edge at survey, not after the tile is delivered.

Floor and access. In towers around Dubai Marina, JLT and Business Bay you book a service lift slot, move material inside the booked window, and protect the common corridor. Where there is no goods lift, material goes up by hand and the labour line reflects it. Villa communities such as The Meadows are easier on access and harder on waste, because the skip has to leave through a designated route.

Building and community rules. The NOC window is real time in the programme: on wet-area works, allow two to four weeks for approval before a tiler sets foot on site. Noisy works are restricted to the hours in your building's house rules, and between 15 June and 15 September the midday break from 12:30 to 15:00 applies to outdoor labour.

Debris and VAT. Removing 30 m² of old bathroom tile produces close to a tonne of rubble, and the skip plus the municipality dump fee is a line, not a courtesy. All rates above exclude 5% VAT on labour and materials.

Outdoor tiling: slip rating, heat and the layers beneath

Outdoor tile in Dubai is a different product, not the same tile laid outside. Ceramic rated for external use runs 80-130/m² in material, R11 anti-slip porcelain 90-150, and heavy stone slabs around 200. Turnkey external tiling starts at about 150/m².

Slip rating is the one spec not to negotiate: R10 is the floor for any external area, and around a pool we specify R11 to R12. Bare feet, wet travertine and a smooth finish is how balcony and pool-deck accidents happen.

Under the tile, three things decide whether the terrace survives its second summer. The adhesive has to be an external-grade cementitious product, because surface temperatures on a west-facing deck pass 60°C in July and a tile bedded in interior adhesive will drum and lift. The screed needs a fall towards the drain of roughly 1 cm per metre, otherwise standing water finds the grout joint. And movement joints have to be designed into large terraces rather than cut in afterwards when the field starts to tent. Several terrace and balcony jobs in our project list came to us as a redo of exactly that: good tile, no joints, no fall.

Why AED 25 per m² labour ends in a redo

Labour quoted at 25/m² is roughly half the honest floor for straight-lay ceramic. The gap gets recovered somewhere, and these are the signals of where.

  • Nobody looked at the substrate before quoting. Levelling and waterproofing then arrive mid-job as extras, and you have no leverage because the room is already stripped.
  • The quote says "adhesive allowance" rather than naming the adhesive brand and class and the grout type. An allowance is a placeholder, not a price.
  • Large format is being laid with a notched trowel only, no back-buttering. The voids under the tile are invisible on handover day and audible six months later, usually just before a corner lifts.
  • Grouting is scheduled for the same day as the tiling. Adhesive needs its cure time; grout over green adhesive traps moisture and cracks along the joints.
  • Waterproofing is not a separate line with its own area and membrane spec. In a bathroom over someone's ceiling, that omission becomes your neighbour's problem and your bill.
  • Demolition and waste removal are priced as an afterthought. One tonne of rubble and a tower with one service lift is a full day of crew time.

A cheap tiling job in Dubai usually fails inside the first year, and the second attempt costs more than doing it once, because the redo includes stripping the first attempt. The same pattern shows up in other trades: we wrote up the honest numbers for painting in 2026 for the same reason. Our tiling work carries a one-year workmanship warranty, which is only meaningful because the preparation lines are in the quote from the start.

FAQ

How much does tiling a bathroom cost per square metre in Dubai?

Labour for a bathroom floor and walls runs AED 75-90/m², and all-in with mid-range porcelain, epoxy grout and waterproofing you are at AED 190-330 per m² of tiled surface. For an 8 m² bathroom with about 30 m² of tiled area, that is AED 5,730-9,780 including VAT. The NOC fee of AED 500-3,000 sits outside that figure.

Why is labour for marble higher than for porcelain?

Ceramic and standard porcelain in straight lay cost 45-65/m² in labour because the tile is light, dimensionally consistent and cut with a standard wet saw. Marble and natural stone cost 120-200/m² because the slabs are heavy, the veining has to be dry-laid and sequenced before bedding, and edges are often honed and polished on site after installation. Stone also needs a white adhesive and sealing, which porcelain does not.

What does it cost to remove old tiles?

Demolition runs AED 15-50 per m², with the spread driven by what sits underneath. Tile bedded in thick sand-cement mortar takes two to three times longer to strip than tile on thin-bed adhesive. The upper end of the band is a tower with a single service lift and a long carry to the skip.

Do herringbone and diagonal patterns cost more?

Yes, and the surcharge applies to labour, not to the tile. A diagonal lay adds 15-25% and herringbone adds 30-40%, because both involve constant setting-out and a much higher share of cut pieces. Wastage on tile also rises from the usual 10% to around 15%, so order the extra boxes from the same batch.

What slip rating do I need for a pool deck?

R10 is the minimum for any external area in Dubai, and for a pool surround or a shower-adjacent terrace we specify R11 to R12. Expect R11 anti-slip porcelain to cost AED 90-150/m² in material. Some communities also list acceptable finishes for external areas in their fit-out guidelines, so check before ordering.

Does the tiling rate include adhesive, grout and waterproofing?

In our quotes adhesive and grout are separate lines, at 5-15 and 8-15 per m² respectively, with epoxy grout adding 8-15 on top of cement grout. Waterproofing is always its own line with its own area and membrane spec, at 20-40 labour plus 25-50 material per m². If a quote folds all of that into one rate, ask which lines are actually inside it before you sign.

What does it cost to tile the bathrooms in a 1BR or a 2BR apartment?

A one-bedroom with one bathroom and a guest WC is typically 35-45 m² of tiled surface, so AED 7,000-15,000 all-in depending on tile choice. A two-bedroom with two bathrooms plus a guest WC runs 60-80 m², or AED 12,000-26,000. Both figures assume mid-range porcelain, full waterproofing and removal of the existing tile; marble or mosaic moves them well past that range.

Which costs are usually hidden in tiling quotes?

Five recur: levelling of an out-of-level floor, waterproofing, demolition and debris removal, the NOC fee with the building deposit, and tile wastage on patterns. On the schedule side, the NOC approval window of two to four weeks is the one most people forget. If you want a quote with those lines priced rather than noted as allowances, send us the drawings or the unit number and we will survey before quoting.
