TL;DR: Wall panelling in Dubai runs from AED 80 per square metre for basic PVC to AED 180 to 350 for WPC and up to AED 650 for veneer or acoustic slats, plus AED 25 to 85 for fitting. Installation takes three to seven days. Humidity and intermittent air conditioning decide which material lasts.
Most people who call us about a feature wall have already picked the look from a showroom board and want to know the number. The number depends less on the look than on which wall it goes on, whether that wall faces outside, and how the air conditioning in that flat or villa actually runs. A fluted panel that performs for a decade on an internal partition in Downtown can cup within one summer on a seafront villa wall in Palm Jumeirah.
Wall panelling materials and what they cost per square metre in Dubai
The bands below are market ranges for supplied material in Dubai, collected from supplier quotes and showroom pricing. They are not a DOMECO rate card, and they exclude fitting, which is priced separately in the next section.
- PVC panels, AED 80 to 150 per square metre. Hollow or foam extruded plastic, usually in 2.9 metre lengths with a click or tongue joint. The cheapest entry into the category and the only one that is genuinely indifferent to water.
- WPC panels, AED 180 to 350. Wood plastic composite, a polymer with wood flour as filler. Heavier, more rigid and better looking than PVC, with slat and fluted profiles that read close to timber from two metres away.
- MR MDF fluted and painted panels, AED 220 to 450. Moisture-resistant MDF routed into flutes or battens, sprayed in a lacquer or PU finish. This is the workhorse of Dubai apartment feature walls and the one most sensitive to how the wall behind it behaves.
- 3D panels, AED 120 to 400. Moulded PVC at the low end, gypsum or routed MDF at the top. Gypsum versions crack along joints if the wall moves, which new towers do in their first year.
- Acoustic slat panels, AED 250 to 650. Timber or WPC slats bonded to a PET felt backing. They absorb reflections inside the room. They do not stop your neighbour's television, which is a separate build-up covered in our apartment soundproofing guide.
- Real wood veneer on MR MDF, AED 350 to 650 and above. Priced by the sheet, the species and whether the sequence is matched across the wall. Matched sequence costs more and shows in the result.
- Stone and sintered slab, AED 450 to 1,500 and above. Porcelain slabs at the lower end, book-matched marble at the top, before fabrication and anchoring.
- Mirror, antique mirror and brass inlay, AED 600 to 2,000 and above. Fabricated to the wall, so a late dimension change means a new sheet, not a recut.
- Upholstered fabric panels, AED 400 to 900. Foam and fabric over a frame, usually behind a bed. Dubai dust is the main enemy here.
Add 10 per cent to any material quantity for cuts and offcuts, and 15 per cent where the panel has a directional grain or a pattern that has to line up across a corner.

What goes into the quote beyond the panel itself
Fitting in Dubai runs AED 25 to 85 per square metre. The low end is a straight PVC run glued onto a flat, sound wall. The high end is veneer or slat work with mitred corners, a shadow gap at the ceiling and cut-outs around sockets and switches.
The line items that regularly surprise owners start with substrate preparation: if the existing wall is out of plane, it either gets skimmed or it gets battened, and both cost money before a single panel is lifted. Trims and junctions follow, because a panelled wall needs an end profile, a skirting detail and a top detail, and those are usually quoted per linear metre. After that comes electrical work. A media wall with concealed cabling, a recessed TV bracket and sockets behind the screen needs conduit chased and first fixed before panelling starts.
Work out the whole wall rather than the headline rate. Take a 4 metre wide wall at 3 metre ceiling height, so 12 square metres:
- PVC at AED 80 to 150 supplied plus AED 25 to 45 fitting: AED 1,260 to 2,340.
- WPC at AED 180 to 350 supplied plus AED 35 to 60 fitting: AED 2,580 to 4,920.
- Veneer at AED 350 to 650 supplied plus AED 55 to 85 fitting: AED 4,860 to 8,820.
Those totals assume a sound, reasonably flat wall. Battening, plus making good after a chased socket run, adds to all three.
Why humidity and air conditioning decide the material here
Coastal Dubai sits at 60 to 90 per cent relative humidity for months, with the highest readings overnight. Inside a cooled apartment the same air drops to 20 to 40 per cent. Every panel with timber in it is hygroscopic, so it takes up and gives off moisture with the air around it and changes dimension as it does.
The problem is not high humidity on its own. It is cycling. A holiday home switched off for six weeks, an owner who kills the cooling before a trip, a villa left on a holding temperature: the panel goes wet, dry, wet, dry instead of settling at a stable moisture content. Veneer lifts at edges and bubbles across a large face. Fluted MDF opens hairline cracks in the lacquer along the flute roots. Unsealed MDF edges, especially the bottom edge sitting on a screed that has not finished drying, wick moisture and swell irreversibly.
The second mechanism happens behind the panel, on external walls. Hot, wet outside air drives vapour inward toward the cooled room. A sealed panel with no ventilation path stops that vapour at its cool back face, where it condenses. Nobody sees it. It shows up eighteen months later as a musty smell near a wardrobe and dark staining on the plaster when the panels come off. The same physics ruins wallpaper on the same walls, which we covered in the wallpaper and paint comparison.
A worthwhile honest point: panelling hides a damp wall rather than fixing it. If there is existing staining, efflorescence or a leak from the unit above, that gets traced and dried first. Covering it buys about a year of silence and then costs the panels as well as the repair.

How each material behaves in UAE conditions
Compared on price, speed of fitting, life expectancy and upkeep:
- PVC, AED 80 to 150, fastest to fit, 8 to 12 years indoors. Completely waterproof, will not swell, rot or feed mould. It looks like plastic in raking light, hollow profiles sound hollow when knocked, and cheap grades yellow in direct sun. Wipes clean with a damp cloth.
- WPC, AED 180 to 350, fast to fit, 10 to 15 years. Stable through AC cycling because the polymer binder carries the wood flour. Heavier than PVC, so it needs proper fixings rather than adhesive dabs. Low maintenance, occasional dusting of the slat grooves.
- MR MDF, painted or fluted, AED 220 to 450, moderate fitting time, 10 years and more in a consistently cooled interior. Best finish quality per dirham. It punishes unsealed edges and intermittent cooling. Touch-up paint is easy, which is its real advantage over veneer.
- Acoustic slat on felt, AED 250 to 650, moderate fitting time, 10 to 15 years. The felt collects dust and needs a vacuum brush head every few weeks. Timber-faced versions carry the same humidity caveats as veneer.
- Real wood veneer, AED 350 to 650 and above, slowest to fit, 10 to 20 years if the room stays cooled year round. The best looking option and the least forgiving. One lifted edge usually means replacing a whole sheet to keep the grain sequence.
- Stone and sintered slab, AED 450 to 1,500 and above, slow to fit, effectively permanent. Indifferent to humidity. The constraint is weight: 20 mm marble weighs roughly 54 kg per square metre and 12 mm porcelain roughly 29 kg, so the wall behind needs to be block or a properly reinforced stud, never plain gypsum board.
- Mirror and metal, AED 600 to 2,000 and above, slow to fit, long life. Mirror on a cooled external wall can sweat on its face in summer, and the wrong adhesive attacks the silvering at the back, so it needs a neutral-cure mirror adhesive and a ventilated cavity.
- Upholstered fabric, AED 400 to 900, moderate fitting time, 5 to 8 years before the fabric looks tired. Dust and hair are the issue. Keep it to a headboard wall in a bedroom, nowhere near a kitchen.
Installation: substrate, adhesive against battens, and timing
Dubai walls come in two kinds. Blockwork with cement render and a gypsum skim, and gypsum board on metal studs. Both can take wall panelling. Neither takes it well if nobody checks the wall first.
The flatness check decides the method. Hold a 2 metre straightedge against the wall in several directions. Deviation within about 3 mm allows direct bonding. Anything more and the panel telegraphs the hollow, which is obvious on a glossy or fluted face under wall washers.
Direct bonding uses an MS polymer or hybrid adhesive in vertical beads, with mechanical fixings at the top and bottom of heavy panels. Gypsum-based adhesives have no place behind panelling in a bathroom or near a terrace door. Battening is the better method on uneven walls, on all external walls, and under anything heavy. Use galvanised top hat or C channel, or treated timber, at 400 to 600 mm centres, packed plumb, fixed into block with nylon plugs rather than into render alone.
The cavity that battening creates is the detail most installers skip. Leave 15 to 25 mm behind the panel, open at the bottom and top of the run so air can move, and that cavity keeps the back face closer to room temperature and lets any condensate dry instead of sitting against plaster.
Write these into the scope as well:
- 1. Acclimatise wood-core panels in the actual room for 48 to 72 hours with the AC running at the temperature the room will normally sit at. Panels delivered from a hot lorry and cut the same morning will move afterwards.
- 2. Seal every cut edge, including the hidden bottom edge, with lacquer or edge tape before fixing.
- 3. Leave a 3 to 5 mm expansion gap at floor and ceiling, concealed by skirting or a shadow gap.
- 4. Mark every socket, switch, AC sensor and sprinkler position on the panel layout before cutting. A sprinkler head enclosed by a new build-up becomes a Civil Defence matter in a tower, not a carpentry matter.
Timing on a single feature wall is three to seven days: a day for preparation and battening, one to three days for fixing, then trims, filling and touch-up. A whole living room or a commercial reception runs longer. Decorative panelling does not normally need a Dubai Municipality permit, as set out in our guide to renovation permits, but most towers require a building management work permit before a contractor comes in, usually issued in three to seven days, with a service lift booking alongside it. Commercial fit-outs are stricter: material data sheets and fire test certificates go in with the drawings, and an uncertified PVC panel gets rejected at approval.
Care and how long panels last
Caring for wall panelling day to day is simple. PVC and WPC need a damp cloth and nothing else. Painted MDF takes a mild detergent and no abrasives, and it will want a touch-up after a few years where furniture has rubbed the face. Veneer takes a dry microfibre cloth, with a wood-safe cleaner occasionally and no water near joints. Felt-backed acoustic panels need a vacuum brush head every few weeks, because Dubai dust settles into the felt and greys it.
Realistic service life in a cooled interior is 8 to 12 years for PVC, 10 to 15 for WPC and acoustic panels, 10 or more for painted MR MDF, 10 to 20 for veneer, and decades for stone. Those figures assume the cooling stays on. Leaving a thermostat at 26 to 28 degrees while you travel costs less than one replacement panel.
Keep two or three spare boards from the same production batch in a cupboard, with the batch number written on them. Panel ranges change every couple of years and a replacement board from a new batch rarely matches the colour of a wall that has had two years of light on it.
Which panel belongs in which room
Living room and media wall
WPC or fluted MR MDF on an internal partition, veneer if the room is cooled year round and the budget allows. Run the conduit and the bracket backing before anything goes on the wall.
Bedroom
Acoustic slat or upholstered panelling behind the bed. Both soften the room acoustically and neither sees water. Keep the run off the external wall with the window where you can.
Bathroom and laundry
PVC, or high pressure laminate, or tile. Nothing with a wood core goes inside a shower room in this climate, no matter what the brochure says about moisture resistance. Marine ply carcassing is the exception for vanity joinery, and even that needs every edge sealed.
Kitchen
PVC or WPC away from the hob and the sink. Never as a splashback, where glass, tile or sintered slab belongs.
Home office and meeting room
Acoustic slat on the wall behind the camera. It improves the sound on calls and photographs well, which is why it turns up in most office fit-outs now.
Corridors and stairwells
WPC or HPL at shoulder height, where trolleys and suitcases hit. Veneer in a corridor is a repair bill.
Balconies and semi-outdoor areas
Exterior grade WPC only, UV stable, with a ventilated cavity and a drainage path at the bottom. Interior panels fail outdoors here in a single summer.
These calls are easier to make on the drawings, with external walls and the AC layout marked, than wall by wall on site with a delivery already in the lift lobby. That is how we set the finishes schedule on our interior design and fit-out projects, where panelling is specified alongside the joinery, the lighting and the socket positions. If you want a figure for a specific wall, send us the floor plan and a photo of the wall. We fix scope and price by contract, with a one-year warranty on the work and a penalty on ourselves for every day past the agreed date.
FAQ
What is the cheapest wall panelling material in Dubai?
Basic PVC, from around AED 80 per square metre supplied, plus AED 25 to 45 per square metre for fitting on a flat wall. It is waterproof, light and quick to install. The trade-off is appearance: hollow PVC reads as plastic under direct light and sounds hollow when knocked.
How much does wall panelling cost per square metre installed?
Installed cost in Dubai typically lands between AED 105 and AED 735 per square metre, depending on material. PVC comes in around AED 105 to 195, WPC around AED 215 to 410, and veneer or acoustic slat around AED 405 to 735. Substrate preparation, trims and electrical first fix sit on top of those figures.
Which wall panelling material is best for humid bathrooms in Dubai?
PVC or high pressure laminate, both of which are unaffected by steam and splash. Keep anything with a wood or MDF core out of a shower room, including panels sold as moisture resistant, because the resistance is to occasional damp air rather than to daily steam. A ventilated cavity behind the panel and a working extractor fan matter as much as the material.
Do wall panels work well with air conditioning in Dubai homes?
Yes, provided the cooling runs consistently. Stable temperature and humidity are what keep timber-based panels flat. The damage comes from switching the AC off for weeks in summer, which cycles the panels between wet and dry. Leaving the thermostat around 26 to 28 degrees while the property is empty is the cheapest protection there is.
How long do wall panels last in Dubai's climate?
PVC lasts 8 to 12 years indoors, WPC and acoustic panels 10 to 15, painted MR MDF 10 or more, veneer 10 to 20 in a consistently cooled room, and stone effectively indefinitely. Installation quality shifts those numbers more than brand does, with sealed edges and a ventilated cavity on external walls doing most of the work.
Can you install wall panels over existing wallpaper or paint?
Over sound paint, yes, after cleaning, de-glossing and checking flatness with a 2 metre straightedge. Over wallpaper, no. The adhesive bonds to the paper rather than the wall, and the paper peels under the weight. Strip it, make good and prime first, and never panel over a wall with damp staining or bubbling before the cause is traced and dried.
What is the difference between PVC and WPC panels?
PVC is pure plastic, light, hollow or foamed, and the cheapest option. WPC mixes wood flour into a polymer, which makes it denser, more rigid and far more convincing as timber, at roughly double to triple the material price. Both resist humidity, but WPC holds a crisper fluted profile, takes fixings better and does not sag on a long unsupported run.
