TL;DR: An interior design studio in Dubai draws your home and specifies everything inside it. Some studios stop at drawings; others hold a contracting licence and build what they drew. What an interior design studio in Dubai actually does

A studio produces two things a builder cannot produce for you: a decision about how the home will look and work, and a document set precise enough that three contractors pricing it quote the same job.

The document set is the part owners underestimate. Mood boards and renders are the visible half. The working half is dimensioned floor plans, ceiling and lighting layouts, electrical and switching plans, elevations for every wet area and joinery run, floor finish plans with setting-out points, and a specification schedule that names each tile, tap, handle and paint code with supplier and reference number. Without that schedule your contractor substitutes freely and calls it equivalent.

Studios also carry the specification into procurement. In Dubai that matters more than in most markets because lead times swing wildly: stock porcelain arrives from an Al Quoz warehouse in three days, while imported Italian slabs, made-to-order sanitaryware or bespoke lighting can take 10 to 14 weeks. A studio that specifies without checking lead times hands you a beautiful drawing that stalls your site for a month.

Interior design studio, design company or fit-out contractor

The three terms are used loosely in marketing and precisely in licensing. In Dubai the licence tells you what a company is allowed to do on your project.

Interior design studio or design consultancy: holds a professional consultancy licence for interior design. It designs, specifies and can supervise. It cannot legally execute construction on your site under that licence alone.

Interior design company offering design and build: holds interior decoration or fit-out contracting registration alongside design capability, so one contract covers drawings and execution.

Fit-out contractor: builds to drawings. Many have an in-house draughtsman who will tidy a layout, and some run a joinery workshop, but you are buying execution rather than authorship.

Published DET activity lists separate these as different activities, interior design consultancy on one side and interior decoration contracting on the other, with Dubai Municipality approval attached to the activity. Ask which one a company holds before you sign. A studio with consultancy licensing only will need to bring in a licensed contractor for the build, which is a normal and workable arrangement, but you should know it going in rather than discovering it at permit stage.

Design-only or turnkey: the two ways interior design studios in Dubai work

Design-only means you pay for drawings, specification and a defined amount of site supervision, then tender the build separately. You keep control of contractor selection, you see competing prices for the same document set, and you carry the coordination yourself. It suits owners who have time, who already trust a contractor, or who want an independent eye watching the builder.

Turnkey means one company designs and builds, with a single quote covering labour, materials, furniture and the project management between them. Coordination risk moves off your desk. The trade-off is that you lose the tender comparison, so the quality of the contract matters more.

We work turnkey on most residential projects, with the design stage priced separately so the client can stop after drawings if they want to. Our residential bands sit at roughly AED 1,500 per square metre for cosmetic work, AED 3,000 per square metre for structural renovation, and AED 8,500 to 16,000 per square metre for a complete turnkey handover including furniture, appliances and decor. The design package starts at AED 10,000 and runs 3 to 6 weeks.

On a turnkey contract, read the clauses on variation and delay. Ours fixes the quote by contract with no post-start top-ups, carries a one-year workmanship warranty, and pays a percentage for each day of delay past the agreed handover. Those three clauses separate a real fixed price from a low opening number.

The process, stage by stage

  1. 1. Brief and survey. A measured survey of the actual unit, not the developer's layout plan. Handover drawings in Dubai are frequently 5 to 15 centimetres out on wall positions, which is enough to wreck a joinery run.
  2. 2. Concept. Planning options, material direction, one or two rooms visualised. This is where you argue, and arguing here is cheap.
  3. 3. Working drawings. The package described above, plus MEP coordination if you are moving water points or splitting air conditioning zones.
  4. 4. Costing and approvals. The drawings get priced, then submitted for community NOC and the authority permit.
  5. 5. Procurement. Ordering against the schedule, with the long-lead items released first.
  6. 6. Site supervision. Weekly or twice-weekly visits, snagging against the drawings, and sign-off on setting-out before tiling starts.

Stage six is the one that gets sold vaguely. Clarify in writing how many site visits are included, whether the designer attends the critical set-outs, and who signs off a substitution when a specified item goes out of stock mid-project. If supervision is billed per visit beyond a small included number, a six-month build turns that line into a real number.

Interior design studio cost in Dubai, and how the fee is charged

Four models are in common use across Dubai studios.

Fixed fee for a defined scope. The cleanest for residential work. Market observation for design-only packages puts a 1 to 2 bedroom apartment at roughly AED 25,000 to 60,000 and a 3 to 5 bedroom villa at AED 80,000 to 250,000 and above. Those are bands other studios publish, not our rate card; our own design package starts at AED 10,000 for limited scope.

Percentage of the construction budget, usually quoted at 10 to 20 per cent. Fair on large projects, awkward on small ones, and it gives the designer no incentive to bring the build cost down.

Per area. Widely advertised, and widely muddled. You will see AED 175 to 550 quoted for design-only work without the unit stated clearly. Check whether the figure is per square metre or per square foot before you compare anything, because one square metre is 10.76 square feet and the same number in the wrong unit is off by a factor of ten. If a per-area figure multiplied by your floor area does not land near the fixed-fee bands above, someone has mixed the units.

Hourly consultation, commonly AED 300 to 800 an hour, with senior principals higher. Useful for a second opinion on a plan or a one-room refresh, rarely sensible for a full home.

Where owners spend beyond the quoted fee: extra revision rounds past the number written into the contract, additional renders, shop drawings for bespoke joinery, procurement handling charges or supplier mark-up, and site visits past the included allowance. Ask for all five to be written as numbers.

How long an apartment and a villa really take

Design runs 3 to 6 weeks for an apartment and 6 to 10 weeks for a villa, assuming the client answers within a couple of days. The single largest cause of design overrun is a slow decision on layout.

Construction on a 150 square metre apartment runs 2 to 6 months depending on depth of work. A full villa renovation runs 4 to 9 months. Three local factors stretch those numbers and none of them appear on a Gantt chart drawn abroad.

Community NOC comes before the authority permit. Emaar typically returns one in 5 to 10 working days, Nakheel in 7 to 15, Meraas in 10 to 15. Gated communities such as Emirates Hills, The Meadows or Palm Jumeirah add their own conditions on working hours, waste removal and contractor access passes.

The summer midday break, 15 June to 15 September, stops outdoor work between 12:30 and 15:00. Internal fit-out continues, but deliveries, terrace works and landscaping lose that window daily.

Licences and approvals behind the drawings

Two separate things get confused here. The company holds a licence. The project gets an approval.

On the company side, ask for the trade licence and read the activity line. Consultancy and contracting are different permissions, and a company holding only the first cannot pull your fit-out permit.

On the project side, the authority depends on where your home sits. Most mainland and Emaar freehold areas go through Dubai Municipality. Palm Jumeirah and Nakheel-managed developments go through Trakhees. Dubai Design District and TECOM clusters go through the Dubai Development Authority. JLT goes through DMCC, and DIFC runs its own building control.

Cosmetic work with no layout or service changes usually needs no building permit, only the community NOC. Moving a wall, relocating plumbing, altering air conditioning routing or touching anything structural does need a permit, and the drawings must be submitted by a party registered to do so. Permit and NOC costs on a villa refurbishment typically total AED 8,000 to 30,000 depending on scope and authority. A studio that has not told you which authority governs your address has not started your project yet.

Choosing a studio for your project

Five questions separate studios quickly. Which licence do you hold, consultancy or contracting? How many revision rounds are included? Is site supervision included and how many visits? Who is liable if a specified item is unavailable? What is the delay clause?

In a portfolio, look past the renders. Ask for photographs of completed work in the same building type as yours, and for one project where something went wrong and how it was resolved. A studio that has finished villas in closed communities knows the access rules; one that has only done showrooms will learn them on your time. Honest caveat: if you are refreshing a one-bedroom apartment for rental, a full studio commission rarely pays for itself. A short paid consultation plus a competent contractor will get you there for less.
